Some things about me:
I’ve lived in many cities and I’ve been all over this country, coast to coast, north to south. I choose to live in the Queen City, in the Heart Of It All, Cincinnati, Ohio. My top three reasons: history, location, and affordability, in that order.
I got my start in real estate as an investor. I started by assigning contracts. In order to better serve the people who bought the homes, I decided to learn the ins-and-outs of the financing. I became a licensed mortgage loan officer and I focused on the role home ownership played in a person’s overall financial well-being. Consequently, I also became a licensed financial advisor.
I did that for a couple of years then moved into loan processing. As a processor, I learned all of the pieces needed to make a deal work and the financing complete. A processor is responsible for putting the pieces together.
After processing for a while, a couple of my friends branched out and we started our own mortgage brokerage. Then the mortgage crisis hit and we had to shut down. So my attention turned back to investing and short sales.
When the mortgage crisis started to seriously affect the conventional lenders, I got back in as a loan processor. From there I transitioned into quality control and mortgage underwriting. Underwriting is where it is determined if the borrower and the property qualify for the terms of the loan and if the deal makes sense. I did that for a few years before becoming a licensed real estate agent.
What does this mean for you:
One of the top three reasons deals fall through is because of financing. The exact number fluctuates, so I will make a general statement: Over 90% of all real estate transactions require financing. As you can see, I know a little bit about residential financing. I am better equipped than most to help you navigate those waters, work through the challenges, and accomplish the goal of home ownership.
What about other alternatives? I understand investor needs and the challenges faced by those who can’t qualify for a traditional mortgage. I embrace creative financing when submitting offers, I don’t run away from it.
Ownership not for you? Awesome! For some, renting makes more sense. As your agent, I can negotiate leases: residential or commercial; apartment or house; retail, restaurant, or office. Then when you’re ready, we can start buying.
