It is very critical to ask the right asking price for your home. 

In a strong sellers market it can be tempting to overprice your property with the hopes to pocket more money. 

On the other hand some sellers prefer to set a lower then market value asking price, with the hopes to spark an emotional bidding war among the buyers.

Curb appeal is also still a very important factor to get people to even stop and want to see the inside of the home.  A spotless interior will never be viewed if the exterior

doesn't draw the buyer in. 

Staging and decoration is also drawing buyers to your property even though they know the furniture do not stay with the home. Attractive interiors help the sale. Professional staged home sell on average 88% more than non-staged homes, according to data from the NAR.
