Selling a property with tenants creates different sets of challenges. You want to give your tenants the privacy they deserve and pay for and also have your investment look good for showings.
Depending on your relationship with your tenants, they could complicate the sale by not giving your access to the home for showings. They also might not want to move and keep clutter to make the house look worse.
As a landlord make sure to discuss your plans with your tenants in advance. Be considerate of their housing needs and concerns about moving. Most likely you will need to give at least 24 hour notice to the tenant before you can show the property. Sometimes open houses are the key to get all the buyers through the door instead of setting up individual showing times.
Landlords have offered to hire housecleaning services on a weekly or bi-weekly basis to demonstrate the appreciation to their tenants cooperation. Another way to give perks is to reduce rent while the tenant has to endure the showings. A little generosity can go a long way.
